| 4. As a non-resident, can I open a Bank Account in Turkey? |
| Yes.
This account may be either Sterling (or Euro), or in Turkish lira. Turkuaz

| 5. Do I need a Solicitor? |
| No,
but there is nothing to stop you if you do want a Solicitor. All our transactions
are carried out within the legal framework set out by the tapu office.
Unlike the UK, legal representation is not a legal requirement when purchasing
a property as contracts between the buyer and seller are legally binding
documents in their own right. We have on your behalf developed an easy
to understand contract which ensures protection for both the buyer and
seller throughout the process. If you would like to use a third party
solicitor for your own peace of mind we are more than happy to arrange

| 6. What do I need to do to make everything legal? |
| You
will need the services of a Notary who will translate everything into
English at the Tapu (Deeds) Office. Top |
| 7. When do I get my Tapu? |
| A
letter needs to be sent to the Military authorities for permission
- they normally reply within around 6 - 8 weeks. Once you have this
permission, and all monies have been paid, you will receive your Tapu.
In certain building where foreigners are already resident (and therefore
military permission has already been secured), this process may be
substantially speeded up. Top |
| 8. Is there a commission or other costs to pay? |

Agency commission – the standard rate charged is 6% split between the
buyer and seller. As the buyer you will be liable for 3% of the purchase
price. • 3% purchase tax (stamp duty) shared between the buyer and seller. • Land registration – approximately £120*. • There may also be some small administration charges during the paperwork process. Top |
| 9. Do I need to be in Turkey/Kalkan/Kas to buy a property there? |
| It
would be preferable, but not essential. We can buy on your behalf with
a Power of Attorney authorized by the local Notary. You can view properties
at leisure during your visit without feeling under pressure to conclude
any negotiations before you return to the UK. It also allows you a “cooling
off” period to make absolutely sure you are making the right decision.
Where clients have bought in joint names, sometimes the one party gives
us Power of Attorney, and the other doesn’t, so that only one of the joint
owners needs to travel to Turkey to finalise the transaction. We are happy
to provide contact details of clients who have given us Power of Attorney
to conclude their purchase and who will be happy to vouch for our reliability. Top |
| 10. How do I get to Kalkan/Kas? |
| Chartered
airlines fly direct to Dalaman, which is the nearest international airport
between April and November. The no frills airlines often offer very inexpensive
seats if you’re prepared to fly at short notice; ranging from £50
- £300. Check out www.cheapflights.co.uk or www.flightline.co.uk
. Kalkan is a 2-hour drive from Dalaman and Kas is a 2 ½ hour drive
from Dalaman. We can arrange reasonably priced transfers between airport
and your accommodation. We can also arrange accommodation in either Kas
or Kalkan, should you so wish. Turkish airlines will fly to Dalaman via
Istanbul all year round. Top |
| 11. How do I get around in Kalkan/Kas? |
| Kalkan
is a small village where most places are within walking distance. Kas
is a larger working town but accessible on foot within the town.Kas is
only half an hour away by bus (dolmus). Taxi and dolmus rides within either
town are very inexpensively priced and prices are regulated. Top |
| 12. Is Turkey an Islamic Country? |
| Islam
is the major religion in Turkey, but Turkey is a secular country rather
than an Islamic state. Islamic restrictions on dress and alcohol etc.,
do not apply. The Turks are remarkably friendly and hospitable. They are
especially welcoming to foreigners who choose to visit their beautiful
country, and are extremely flattered that a foreigner should love their
country enough to buy property there. Top |
